Mortgage rates have been guaranteed to remain low this year (at least until the election), and home prices may be as low as they are going to go since inventory is diminishing, so make 2012 your year to get into that new home.

Depending on your price range, there are still plenty of properties to choose from.  In the first time home buyer range of under $150,000 in Leon County, there are 415 single family detached homes available for sale.  Of this number 45% are short sales and foreclosures, with short sales being the most predominant.  Short sales can be a lengthy wait to get to closing, if at all, and if a buyer is unwilling to endure the time frame, then the number of homes to choose from is almost cut in half.
