Interested in buying a home in Leon County?  If you are renting, you certainly should be considering it.  With mortgage rates low, the local housing market is still a good buy compared to renting.  Oftentime, if not always, your mortgage payment, including insurance and taxes will be lower than the rent you are presently paying.

There is a caveat though.  Housing inventory is now and when inventory goes down, prices go up.  Right now, that means there are fewer homes to purchase especially in the lower priced range and you must be ready to make an offer upon finding "the home" that best works for you.  As I often tell buyers that if you are interested in a property, others are too.

Compared to last year this time, single family homes and townhomes inventory is down 4% while prices are up on average 7%.  This means you pay more per month for the same home you could have purchased last year. 

New construction is increasing, but those prices are certainly not in the first time homebuyer range.  New construction pricing is averaging between $160 to $175 a square foot.

If you are considering selling, be prepared to be under contract quickly (if your home is in decent shape).  Average days on market is slightly over 90 days.
